The quick rise of multi-family properties all across the United States, particularly in the Southeast USA, means increased competition for leasing building to maximum capacity. To address this evolving scenario, we took a proactive stance by undergoing a comprehensive remodeling of our digital portfolio. This transformative initiative was undertaken with a singular goal in mind: to enhance and maximize the conversion process, ensuring the seamless transition of Marketing Qualified Leads (MQLs) into Sales Qualified Leads (SQLs).

First Impressions Matter
Internet Listing Services, also called ILS, are services such as Apartment Guide and Zillow. The first step of this process was to ensure that all information (hours, location, etc.) was up to date. Our aim was to create an experience where potential tenants would have all the information they would need to secure their lease. Utilizing lead data provided by each ILS, we could adjust advertising packages based on conversion rates to maximize profits.
Stage 2 of updating our ILS was to ensure that photos of each property were clear, engaging and and up to date. Many properties hadn’t been photographed in years, so we set off a plan to have photos taken as soon as renovations were completed. These photos were either taken by myself or through a third party vendor.

Updating Copy
We noticed that as our properties were quickly getting updated, so was the surrounding community. This meant that our copy, which is the first thing that potential tenants would read, needed to be updated.
An example was The Polos, a property positioned as both student and multi-family housing. With this in mind, the following description was created:
